Our Approach

Our goal was to ensure effective commercialization of office space at Business Garden and to prepare the building for upcoming lease renegotiations. We focused on a personalized approach for tenants, responding promptly to their needs, and building relationships based on partnership and transparent communication. At the same time, we prepared a detailed market analysis and competitive benchmarking to develop a negotiation strategy and demonstrate the benefits of staying at the current location.

The Solution

The commercialization of several thousand square meters of office space was successfully completed despite the challenging COVID-19 period. We implemented regular and direct communication with tenants, provided support for day-to-day operational matters, and offered tailored solutions for the next lease period, including flexible terms, expansions and minor layout adjustments. These efforts have allowed us to retain existing tenants while signing new leases, ensuring the building’s stability and strengthening its market reputation.

Result

Over 95% of tenants chose to extend their leases, preventing vacancies and securing long-term stability. During the instruction, over 25,000 m² of leases were signed, and Business Garden reinforced its position as a location where companies want to stay for years.
